Ryan Homes is a big builder in Virginia. While I don't have a Ryan Home, I have several friends who have them. They have had no problems and when they did their walk throughs and found problems, they were taken care of immediately.

I'm not recommending them in any way but they do have some nice homes (from what I have seen).

We have one. Bottom line, bang for the buck, they're pretty decent. I've never had a custom built home so I can't compare Ryan to something like that, but we like our house. If you do purchase a Ryan home, I would recommend visiting the house at least once a week, if not daily. That way you can catch potential problems before they occur.

I will say I think a wee bit of how your house turns out is determined by the foreman, the guy who keeps track of all the contract companies. We have had problems taken care of, and some problems still pending. Our foreman is/was lazy and also a liar. Some of the people on our street have caught him in the lies.

I called him a week ago about a problem we discussed right before Thanksgiving. I was trying to be understanding......... but no call back from last week, and no call back from this week's call on Monday.
Today I call his boss.

We know other people who have had no problems with their Ryan home. So IMHO, it's a bit of a crap shoot, but for the most part, we are very happy with our home.

Hope this helps. Feel free to PM me with specific questions.

I have a good friend who works for Ryan, and I would trust her to give me an honest opinion about the homes, but also need specific questions. PM me if you want!

This is SMH, soon to be relocating to Charlottesville chiming in. I built a Ryan home ages ago but was satisfied with the quality although they were late in delivery which caused a second move. I'd like to know where the Ryan home is. I've seen several nice looking ones on line in your area. Also any suggestions as to areas to look at for a C-ville relo.

Thanks everyone. I really appreciate the input.

They are one of the only "big" builders here. We have some wonderful local builders and their homes are beautiful and well built, but out of our price range. Right now Ryan has a huge inventory nationwide and are giving out HUGE incentives and it is quite attractive. We are thinking of purchasing, but I am worried about resale...so I guess specifically I wonder what the resale value is on a Ryan home. How reputable are they? I have read some horror stories online, but I also know that if you have a bad experience you announce it to the world and not many good experiences are written about. So I just wonder how well built their homes are. DH works down the street so would be able to go almost every day. Both salespeople and the construction managers have bought in the neighborhood, so I figure that could be a good sign.

The are building about 25 SF homes and 90 TH in not the best area of Cville. The elementary school is not that great and then all the kids in the city go to the same upper elementary (starting in 5th grade)...so I was worried about the school district, but homes in the city have appreciated quite well here and after 4th grade they all go to the same schools, so I could perhaps be shutting out some younger families. There are two other local builders building in the same district (and it is VERY close to UVA) so I figure that if we have a house that is more reasonably priced, it should not be too difficult to sell eventually.

That is it in a nutshell...thanks again!

SMH, if you tell me a little more about your reason for moving, your family life and what you do (work or otherwise) I can probably be a little more help...there is ALOT of building here and a lot of great little neighborhoods. Of course, a realtor would be your best bet, but I can give my input. Feel free to PM me.

This specific Ryan community is in downtown Cville (Cherry Hill), but that have a few sites.
