please send good thoughts our way! we are going to buy another house in a few weeks and we are still trying to sell ours. this is our 3rd weekend of open house, but the right person just hasn't come along yet! i'm starting to freak out! :eek:
ps, if anyone wants to buy a 4 year old big condo (about 2000 sf) with a garage on a golf course in south florida at a reasonable price, please email or PM me!!!!! :D

Selling a home is such a pain (I've done it twice :rolleyes: ) but once you're moved into your new house it will be so worth it!!
And I have to agree with Wendy, your daughter is such a cutie ;)!

only 2 people came by yesterday. maybe because it's the weekend before passover and easter and everyone was busy...? we had a lot more luck with the # of people coming by on previous weekends.
oh well. we'll keep working on it. ;)

A little late, but sending good thoughts your way!
Stay confident. Last weekend and Easter weekend may be a bit slower, but you may also get people who have been too busy to look at other times and who have a few days off (is your area on Spring Break right now? Ours was 2 weeks ago, and it was a lso week for a lot of things). This is the time of years things typicaly pick up in real estate. Also, hints that interest rates may go up more -- typical in the summer home buying season -- will get people looking too.
We are about to put ours on the market -- assuming the seller of the home we want to buy ever responds to our repair list -- and I am alternating between concern and confidence about selling. Wishing you well and keeping my fingers crossed for both of us.
beth, i think we are both in the same situation (if i remember correctly from a previous thread).
well, i hope you guys keep the good thoughts coming, 'cause you're doing something right! :D don't you know that today we got a call-back from a woman who saw the place last week! she wants to come see it again, and she's bringing her daughter to get a 2nd opinion. and she must really be interested because she drove through the neighborhood today and spoke with some of the neighbors (who thankfully talked the place up!). honestly, i think our home would be great for her! let's just hope she thinks so too!
so she's coming in the morning around 11am... we'll see how it goes! the suspense is killing me!!!!!!!!!!

Marisa and Beth,
I'm sending you all the good vibes I've got in me! We're in the opposite situation, but similar stresses. DH and I made an offer on a house two weeks ago- things are moving along with a few glitches that make the wait and suspense agonizing- we waiting now for a response from the sellers as to repairs we requested be done or the price of the house lowered. Until we set a closing date and get final approval from our lender, I just feel like my life is on hold! I've been waking up at 3:00 am for the past two weeks- keyed up, excited, anxious, fretting. We've bought and sold a house before, but not one that means this much emotionally.
So, I am pulling for you both- just know that on the other side of the country I'm laying awake thinking about you, paint, flooring, insurance, paychecks, switching the phone, electricity, building a new compost structure, plotting a new garden, and bracing myself for things working out differently than I can imagine right now! :)

Thinking of all of you! Having gone through the home-buying process only once before (have not had the home selling process yet) I know what you mean about the excitement, all the things you have to do, etc etc etc.

Good vibes coming your way too! Believe me, I know what its like selling and buying and it can be stressful. You will get a buyer! There is nothing like good friends here around our table that express their prayers, good thoughts, etc. Its worked for me and I appreciate having them here to keep me sane. :D

i had to laugh, because composting is the last thing that's been keeping me awake at nights!!!! :D :p :D
but seriously, everything always works out the way it should. one of my close friends is (hopefully) closing on her 1st house today, and she's been going nuts thinking about repairs, etc.

well, she came back this morning and seemed pretty interested. she brought her daughter along to show her also. the woman was doing that whole, 'oh, i could put my couch here' type thing, so i guess she's really given the place some thought. she did mention her 'dislikes' of the place, which didn't seem too major, so hopefully she will make an offer. she was going out with her daughter (who was visiting from out of town), so i guess they were going to discuss things. let's keep our fingers crossed.
meanwhile, we were supposed to have the inspeciton on the new house today and somehow there was an appointment mix-up, so now i think it's postponed until thursday. it's funny because the actual buying/selling isn't necessarily the hardest part - it's coordinating everything!!!!

ok, just an update...
the woman who came back with her daughter never called back again. we have her number and planned to call her on the weekend, but another prospective buyer came by on sunday and loved it. i thought they'd make an offer today, but so far no word. really, we have 3 people who are 'maybe's, but no offers on the table yet.
BUT, we are able to borrow $ for the new house, so all will be ok. we'll be closing on the new place around april 15, which is pretty exciting. and having borrowed the $, a load has been lifted in terms of selling this place. but we'll keep at it anyhow.

Definitely sending good vibes to everyone in the buying-selling situation. (vibes, vibes, vibes ... ) Buying and selling homes is so traumatic, but, once the wrinkles are ironed out, also exciting. We've gone through it twice so far.
Dealing with possible buyers is pretty weird, though -- it's like being in high school, and hoping that the boy you like will ask you to the prom -- "Did they like it?" "Will they call?" "It seemed like they liked it" "Maybe they'll call on Thursday ... " You're so at the mercy of having these people fall in love with your home.
And, Marisa -- we have no plans to move, but my mother would be thrilled if we decided to buy in Boynton Beach -- she keeps telling DH how many high-tech jobs are available down there, and when we visit, she keeps asking me as we go around, "Did you like that store? Did you like that restaurant? Wouldn't it be nice to live near here?" :rolleyes:

Julie, hope you got your answers. Actually, we are nearer your position right now. Since we weren't planning on moving, we have not put our current home on the market yet. It has been almost three weeks since we gave all the inspection reports and repairs requirements to the seller's agent and we still have not heard what they are going to do. We still don't know if we have a deal or not. If that one does go forward, then we will be in Marisa's position.
Marisa, hope you got a buyer. Things are definitely going in the right direction, and it looks like it is going to be a busy season for home selling and buying.

mb and Julie, have been thinking about you both. About 11 last night, I got a call from our realtor saying that the seller is accepting our terms. Not final until the papers are signed on Monday, but I hope to get our house on the market in the next week. Keeping all those great home buying and selling thoughts going! :)

I have yet to sell a house. Sounds like it's a stressful thing to go through and a real learning experience. I know buying a house is!

we had another open house this weekend. saturday was completely DEAD! the only person who showed up thought we were having a garage sale. :confused: DH actually had to explain to her what an open house was...
today things were busier. 2 of our 'maybe' people came back fora second look around... and then there were some other people too... around dinnertime, we got a call from one of the 'other' people, and they want to make us an offer!!!!!!!! so they're going to fax over a contract in the morning and we'll go from there. honestly, i don't think they're right for our neighborhood, but hey, that's none of my business. they're offering an amount that we think is reasonable (although not our asking price :o ) so we're going to take it. also, they can close soon (hopefully before the end of the month), so that works out great for us too.
thanks, everyone, for all the good vibes. i will keep you updated. (because, of course, even though this sounds good so far, it's not over yet!!!!)
ps beth, congrats on the go-ahead on the buying of the new home! and good luck with the selling. just keep in mind that i felt like it took forever to sell ours, but we did it without a realtor in just a few weeks. it just takes patience!

Marisa, congrats and hope it all goes smoothly. I'm impressed that you sold your home without a realtor. I'd love to save the money, but we live in an area where I'm not sure anyone would find us without a realtor. People who don't know the area usually say they get lost out here.
Maybe you'll be surprised and get another offer from one of the second lookers too! :D You've done good. I hope we can too.
we are now thinking this might end in a bidding war! but we still have to hear from the other people, so we'll see. i still don't think i'll rest easy, though, until all the papers are signed and we close. they can close soon, luckily. probably before the end of the month.
beth, we are in a super location, so we knew we'd be able to advertise it and try to sell on our own. if we went with a realtor, we would have had to ask a higher price.
i'll be keeping my fingers crossed for you, beth. just stay positive, because the right person will definitely come along (i think it's usually when you start feeling the most desperate, though! :D ) please keep us updated!
