Our house is going on the market next week, the day we leave for vacation. I despise the whole process, and am really hoping it sells while we're away - hate the thought of strangers traipsing through my house, opening closets, etc. Ugh. So, send ALL your sell-quick house vibes my way! :D

GOOD LUCK!!!! I'll send you all the vibes I can. I'm going through such a hassle right now with our buyers. I pray to the house sellling Gods that you have smooth sailing all the way through closing!

I have to agree, nasty business people walking thru your house <shudder>. Sounds like you picked a good way to avoid the rush, anyway.

Around here, the first week a house is on the market is the hottest, so hopefully it's the same in your area and it will be all over when you get back! At least you'll come back relaxed! :) Fingers crossed for you!

Sending lots of good vibes your way. I can totally understand your dislike of people inpecting every little nook and cranny of the house. I hope that the first people to look at it decide that it is the house for them immediately.

Ditto - it is such a tough market out there right now, it is crazy what people are giving to buyers to get their house sold!

Thanks for all the vibes - I'll take what I can get. ;) :D We're staying in the area, just need more space. Kills me because I l-o-v-e our house, but hopefully something even more perfect is out there. A little nervous about getting an offer, but not finding something for us in time, because I don't want to have to settle, but if that happens, I guess we'll bunk in with my parents in the meantime.

I hope we're still moving ahead! The buyers sent us 2 letters, asking for stuff (of course). We addressed most of the items, refused on 2 and offered a credit for one. That was 2 weeks ago. They haven't responded to anything so far and we haven't seen their mortgage commitment, though their realtor swears they have one. I lit a fire under them last Friday, but it's still not in my hands. I think our attorney is worthless (the realtor recommended him). he told us yesterday not to be concered about the mortgage commitment and we can always sue them if they back out of the deal and we end up having to sell to someone else for less money. But then, you can't get blood from a stone, right?
Remember- get your own attorney! If you don't have one, it'd be a good idea to look for one now or get a referral from someone you really trust- and, if possible, don't let price be too much of a factor.
But anyway, some guy showed up at our house this morning to do a survey so someone is doing something, right? I'm tired of worrying about it so I am choosing to ignore it until I have something solid in front of me. We moved so much stuff to our new house already that there's not a whole lot of packing to be done- just the stuff we're using now. We could probably get it all out in a week, if necessary.
If all goes well, the closing date is October 23rd. I'm still so scared!!!

A lot can change in an hour or two. ;) Just got back from seeing a house up the street with our realtor ... and put in an offer. I dismissed it when it first when up because a) it was overpriced and b) it was a split (not a fan). They lowered it a bit and had an open house this weekend and I popped in. DR didn't work for me, but that was the only drawback (aside from it being a split). Went househunting on Wednesday and saw a bunch, but this one up the street turned out to be the best of the lot, so I called our realtor to bring me in again. There's a 3-season room off the DR that, once converted to all-season room, could be the new DR, so problem solved, offer made. Now we REALLY have to sell our house quick ... it's going to be a VERY busy weekend! ACK!
Susan - is your realtor still showing your house? If not, he/she should be. That scenario is EXACTLY what happened to us when we sold our old house. Buyers/realtor said they were pre-approved, yet only produced a substandard letter that wasn't really a pre-approval. Deal fell through, we closed on our new house and carried both for 3 months. We did more open houses, continued showing it, original buyers show up at open house and tell our new realtor that they're buying our house. I warned the realtor (she wasn't the realtor when the original deal fell through) that they needed to prove their financing (and all this time, we were still holding on to their original deposit) and I would continue to show it until they could produce letter. Four months from the date of their original closing, they ended up buying it, but it was a nail-biter and definitely the most frustrating thing ever ... the guy would call me on my cell constantly, which I didn't give him, to tell me how much he loved the house, wanted it, etc., meanwhile because of their games, we were carrying two mortgages (and associated utilities, etc.) while I was 3 months pregnant ... nope, no stress there.
Lesson learned: continue to show house until all the paperwork/financing is in order.

The new house is in VA (it's an existing home, actually).
They told us we aren't permitted to show the house while it's under contract. I can't figure out why because it's not anywhere in the actual contract, but they had their lawyer send a scathing letter to our attorney when our house wasn't immediately taken off the market. We continued to show it for another few days. When they found out, they flipped! I questioned it and asked our realtor why we can't show it. She claims it would've had to have been a negotiation item during attorney review. I still think that's plain stupid.
They backed out of another deal before putting in an offer on our house, so they did have a commitment for the other property. I would just like a commitment for ours. I really hope this works out. My heart can't take much more!
Congrats on the house! Hope it works out for you. I'm not a big fan of splits, either, but I have seen some very nice ones.

Good Luck. We have had our house on the market for 3 weeks and not one showing. The market is the pits in MI (guess that is one reason why we are in 49th place for worst economy in the nation). We signed a contract and put a deposit down on a new construction home, so we need to sell by December (or near then).
We may have to back out of the new house if we can't sell ours.
I love where we live and LOVE our subdivision and like the school, but we need more room.
The bad thing is as much as I will like the new house, the new yard is much smaller which I am going to hate.
